Lyons Properties Rental Criteria
All applicants must be at least 18 years of age and provide valid proof of identification.
Income/Employment
- Established and verifiable gross monthly household income of at least previous six months must equal 2½ times the stated monthly rent.
- Income that affirms your ability to pay rent must be verifiable. Self employed applicants may be required to show proof of income through copies of previous year's tax return.
- Spokane Housing Authority is accepted.
Rental History
- Six months positive, verifiable housing history from a third party landlord is required; in such case that no rental history has been established, a co-signer may be required IF otherwise approved by meeting all other criteria.
- Home ownership may be verified through the credit report.
- Eligibility to rent at Lyons Properties may include references from previous landlords.
- Monies owed to a previous landlord or housing authority generally will result in denial (even when included in bankruptcy).
- Any eviction found on record generally will result in denial.
Credit History
- Collection accounts (exclusive of medical collections) may result in denial. Collections for utility companies or property management companies generally will result in denial.
- Credit reports reflecting slow pay on three accounts or more (exclusive of student loans) may result in denial.
- In such case that no credit has been established, the applicant may be denied or a cosigner may be required IF otherwise approved by meeting all other criteria.
- Bankruptcy in the past three years generally will result in denial.
Criminal History
- Any felony found on record for which the date of conviction is 10 years or less and that felony is considered an endangerment to the community generally will result in denial.
- Any registered sex offenders regardless of date of conviction if still having to register as a sex offender will be denied.
- Any juvenile/civil felonies or misdemeanor found on record that are considered an endangerment to the community may result in denial.
Providing false or intentionally misleading information on an application is an act of fraud which may result in denial, eviction, and/or criminal charges depending on the severity.
